Your €100 includes:
- Providing security for your keys and apartment whilst you are not in Bansko
- Key holding - keeping your key safe and becoming the emergency contact for access to your apartment as well as a convenient collection point for owners, guests, potential renters and service companies to collect the key from
- Free initial inventory list
- Quarterly visits to check on the security and well being of your apartment (2 in the Summer and 2 in the Winter)
- Quarterly report on your property via e-mail, detailing the inspection that has been carried out, with interior and exterior pictures enclosed
- Collection and opening of non personal mail and basic translation into English if necessary and forwarding to the owner via e-mail

| We will visit the property after each letting, giving it a full clean including kitchen, bathroom, appliances, polishing, sweep & mop floors, replace toilet rolls and towels, and change bedding. Laundry will be washed & ironed. The apartment and its inventory will be checked for any missing or broken items. |

| Payment of Property Taxes |

| We can pay your Property Tax and waste collection tax which are due annually. The tax is due from the month following the month of acquisition of the property, is calculated on the basis of the tax evaluation of the property and is due regardless whether the property is used or not. The tax can be paid in one sum at the beginning of the year or quarterly in four instalments. |

Upon signing the Title Deed, each new Bulgarian property owner is required to register their property with the Bulgarian BULSTAT and Tax Authorities. This requires visiting the relevant institutions and completing application forms in Bulgarian.
The registration should be performed in the entry office of the regional court in the region where the property is located within 7 days after the acquisition of the property and a state tax is payable for the registration of each person.
The owner of any newly required property shall notify the local tax authorities of the location of the property within two months after the acquisition by submitting a tax declaration for annual immovable property taxation.

If you purchase a property a snag list is important to establish a precise and independent view of the finished property. If the apartment is new it also highlights any problems for the developer to resolve and make sure your property is finished to the quality specifications and standard.
Any snagging issues are the developer’s obligation to resolve or if a resale property may be subject to negotiation between you and the seller. All problems or imperfections we find in your snagging report will be addressed to the developer or communicated with your legal advisor. We present the complete snagging report to the developer in Bulgarian language, to avoid any confusion we also send you a copy of the report in English language.
We physically visit the property, check all areas carefully and make a list of all the things that have not been completed, need attention and repairing, or are not done according to the property specification. We also do take pictures of all areas where there are problems and finally prepare the snagging report in detail.
The report will be issued within three working days of our snagging inspection and we send original copy to the developer and builder and another copy to you - the owner.
We request written answers from the Developer of how long the work will take and when is it scheduled to start from. We will follow up on the work according to the Developer schedule. The work can normally take about 20-30 days from the day Developer or Building Company has commenced the finishing works, repairs or touch ups.
Once we have the confirmation that all is completed we will physically visit your property again to confirm the problems are rectified according to the initial report. We again confirm to you in writing. |

| Property Insurance |

| As authorised representatives of Bulstrad PLC we can assist you in insuring your immovable or movable property. No extra fees are charged in addition to the insurance premium. If we insure your property, we will be happy to liaise with the insurance company and assist you with any insurance claims should they arise. |
| Transfers |

| We can arrange transfers from Sofia or Plovdiv Airports to and from Bansko in either private or shared transport. |
| Ski Hire |

| We can arrange ski equipment hire, lift passes and tuition if required. |
